I stand corrected- I went up on the 4 sites I subscribe to and Fairfax was the only one that had the disclaimer- although it did also state that the copies I get from the subscriber site are the official records - the other counties did not have the disclaimer and indicated that the documents were those that have been recorded.I guess that then only real way to provide the "true" records to your clients would be by way of certified copies-, and while that would be cost prohibitive- it still leaves all the copies that you provide as "not" true documents and subject to all the same open disclosure of their invalidity- to the clients and the insurance companies- if that is a requirement of your business. ( the disclaimer in the court houses regards copies acquired in the court house to those that are "certified true copies" of documents-same standards you have mentioned before.)
