Wanda - you bring up a good point about the WHY the special assessments are important to show.  I'm so used to the taxes just being a year behind I didn't think about someone buying the property and not wanting to take on a year behind of taxes or possible assessments.  Makes perfect sense!  Can you tell I don't do closings!?!

I guess my frustration is behind the fact some counties won't just give out this information until a certain date is met.  Or in one of my other counties if the assessment person is out of the office that day you CAN'T get the information (even if its sitting behind the counter in a book).  I can "see" this years assessments (which are a year behind) but possible upcoming specials are not noted or marked in any way.  But you have given me a fresh look at the subject!
