Cynthia, the only way I know to clear title in Texas is through adverse possession which means going through the court system to get the title clear from the point when the buyer obtain title.  I worked as a title examiner for 11 years and that is the only legal way to do it in Texas.  I think the time limit requred is 10 years of possession.  Check the Texas Property Code for more information.
