PS - Just want you to know I've since received two more orders from Paula and she mentioned the order that was pulled and apologized - unsolicited - for having to send it to our competitor.

She really was afraid that the appraisal would come in low and didn't want to deal with paying for services rendered.  So, here's the lesson - in my view.....

The competing title agent is being used and abused BUT they are permitting it to happen.

We stand our ground and so far out of many many lenders and agents, we have had only two leave and not come back over the cancellation issue.  Most get it.

So, choosing your sides here, would you rather be the agent who is clearly seen as available for abuse or the one who gets the regular flow of orders and some respect.  Interesting, huh?
