I am happy to hear that a last owner search only is not the "norm," but very sad to hear that a worthless product , one with no attention to detail and no care as to the quality of title is being given to unkowing consumers, who have no idea that the product has virtually no value. How do we get the word out to real estate agents and the public at large? I am shocked and saddened that a good product has been reduced to rubble to enrich the pockets of title agents. After all, title agents receive the vast majority of the premium and are responsible for the search.
The Underwriters should be ashamed to allow an agent to produce these title policies. Its like selling a Hi Def TV for $3,000, only to open the box and find it empty.
