Exactly...it is even difficult for National, independent companies like ours who can facilitate title in all states to compete with all the JV's, AFBA's and other imbedded practices. Title companies in the same offices as realtors-(forget about purchase title) almost a monopoly and unfair business practice. Hopefully legislation will be passed similar to the mortgage industry changes regulating this practice. Whatever happened to "service" and the family oriented "mom and pop" shops. Look at all the mortgage brokers going out of business. I know- I was a regional correspondent and broker AE. They are dropping like flies and fear the same for the local reputable independent title agents.
