The original poster said there was no HOA. Just original restrictions of the builder of the subdivision that most likely had a specified duration, and a number of property owners may have been wanting to extend same further, which I would also imagine would need all of the lot owners to agree to. Even if a smaller number of owners signed and recorded such an extension document, I would list it and the extension in my commitment as an exception. We don't want to be drawn into any neighbor disputes and have to pay for it. We are in the insurance business. We are not the validating office for all real estate documents. Public Recording offices are meant to only give notice. Validity is a matter for a court of law which is way above my pay grade.
