I received a thank you for your interest letter from them this evening. To my knowledge I had never contacted them and didn't even know about the company before receiving their email.
When I checked the address, I discovered that it is in a legitimate office condominium in Orlando, Florida. This is definitely better than being an address for a UPS store. The other information provided by Google® included the address for the company being in India. The address in India is not on the Title Company's website - avanzegroup.com.
The Title Company website talks about cloud storage, document stacking & indexing. It appears that they want to handle the entire process of home buying - including the servicing of defaults - through a single company. I didn't see the term blockchain, but having worked in this industry on both sides of title disputes and frequently finding things other examiners missed in their searches, any link in a chain is only as good as the search it references. This is why insurers don't allow examiners to rely on policies from other companies and so many searches are done on the same properties over time.
The website also lists an address in Wilmington, Delaware as part of Avanze Tech Labs, that site also lists the address in India.
That is the information I have found by taking a few minutes to research them through Google®.
People are allowed to make up their own minds as to which clients they accept.
