Jay, I am afraid it will take more than 18 months to turn this around.  When the S&L mess was happening, it affected real estate and title for many years (late 80s to mid 90s).  This is a disaster on a global level, not just here in the US, because of mortgages becoming "commodities" on the stock exchange.
