I never thought (before getting my license) about the violations you mentioned but I do remember one title company I worked for had so many different price structures I couldn't keep track.  Every client (Realtor/Lender) had their own price list and heaven forbid that you might actually forget and mischarge.  It was the end of the earth.  Now that I think back on it I do remember something about management cracking down on that because one client found out he was being charged more then someone he knew that used us too. 

My question back to those that ask me to reduce my fees is this: "What fees will you be waiving to help your customer?"  As the loan officer are you going to waive your 1 - 3% Origination or your $500.00 processing fee (now I know not all charge that much but I have seen quite a few that do).  Or the Realtor - are you reducing your 3% commission any or my favorite, waiving the GARP/Compliance or Admin Fee which ranges from $149.00 to 300.00. 

You would have thought I cut the jugular - responses can be quite heated (how dare you ask suck questions!!).  But in the end the answer is No, I can't do that, my boss won't let me, our fees are fixed and can't be adjusted.  Yeah, well sorry to say SO ARE MINE!  A girls got to eat ya know but gee golly the LO needs a new BMW.
