 I am sorry to use the word but "REGULATION''  of the industry is what I feel is needed. Think about it,,,,,,,,, hmmm,,,, How many mortgages have you copied or abstracted knowing that they are sat, BUT NO SAT IS FOUND. How man judgements vs prior owner have you taken off KNOWING THAT THEY ARE SAT.

  Companies are charging pickup fees and filing fees and the items are not being disposed of, but yet the homeowner paid for the service. Here in NY in my area it is not uncommon for a $300.00 charge for a mortgage sat pick up. However what happens at the next closing? They get a letter from the prior company saying it was disposed of

  Yes everyone talks about being ask to cut prices but do more like "type your report on our website"...... Well the National companies have pushed it to the limit. I have said in the past and will say it again. They are treaing the independent like an employee and controling how when and where you do the work. The differnece between a 1099er and a W-2 is control. They have cross this line and many have accepted it.

  Now I know this doesn't sit well with some of you but something has to give. There are the loyal clients out there, but they are struggling with the competition and pressure from the national companies. There has to be some outside force to stop the companies that are using you more like an employee and start using you as what you are AN INDEPENDENT ABSTRACTOR/EXAMINER. Where you charge your fee and you send in your report the way you do. Not you going to their website and being their typist......................................

ps I remember when the charge was 50.00 for a current owner back in 1986 it got to 75.00 in 1990 and now its 25-35.00.............. WHY IS THAT? Because people allowed it, they allowed themselves to be an extension of the client an EMPLOYEE
