Rob, you can file in your home town and they have to defend themselfs in your back yard which runs their costs up. After winning, you file the judgment in their state, a minimal cost. Then you file for a garnishment of wages and if that does not work you force the sale of assets. Yes, it can be done, we must teach these people a lesson. Also, if they are a title company, call the company they underwrite for, send a copy of the judgement to them and the underwriter will drop them right away if they find they are not paying creditors because when creditors can not get the money from the title company the go after the underwriter. You may also,file a claim with the underwriter, if the file closed the underwriter will pay you your claim. I hope this helps. Unless a company files bankruptcy, i have never settled for less than what i deserve. Yes, it may take a year but 99% of the time, i have my money a few days befor the court date. They know they will lose and when you do not back down, they pay.
