Thank you for responding and airing out your ideas.  I like what I hear.  Just throwing out more ideas.......so often we hear about deadbeat companies  - and sometimes too late.  I truly feel it is going to get worse before it gets better. Smaller title companies that were good payers in the past are starting to move closer to that questionable line.  Yes, I do have compassion and understand that moving towards that line was not in their intention when they first started this journey- they obviously are getting stiffed too. 

Yes, going after a deadbeat takes time away from business and can be confusing and not to mention stressful.  Dan, I see a company being formed out of your idea - what's that saying, make lemonade out of lemons.  Hmmm......something to ponder for those entrepenuers out there.  Can SOT allow space (hope I am not stepping out of bounds), somewhere on this site that is devoted to providing sources to contact when one is faced in this situation.  At this point, I am developing a binder for myself so when I am having trouble collecting, I will pull out the binder to start the collecting process (have names, numbers and forms ready).  How did it get to this point huh?

Just a thought because it is not an isolated incident.  This is effecting (affecting?) all of us and if it has not yet, it most likely will.

To the creators of SOT, could something such as a "library/resource center' be entertained on this site?
