yep, they are out there. I have been an examiner for almost 15 years and have seen a few of these "Carpetbaggers" pop up. but it can simply be put as "you get what you pay for". most of us sensible people know that this is the truth. especially in our industry. it's pretty ironic, the same searchers or gophers if you will (Not True Title Examiners) that are under cutting all of us, are the same ones always asking for help or advice on a search they are working on. I think that says it all. These companies will some day have a change of heart when that $16 search consistently turns out to be a $160,000 missed tax lien. keep your spirits up Kurt! we reap what we sow. just keep working hard, provide great service for your clients, always do the right thing & things will work out in the long run.  All the Best & God Bless!
