Scott: Some observations that I see-your statement:
"It is my understanding that rendering an opinion of title or offering a warranty/guarantee of marketable title constitutes the unauthorized practice of law in the Commonwealth of Pennsylvania."
This only applies if one is "NOT" authorized- you have to allow someone to render an opinion at some time- I know this relates to only your business- but it does exclude everyone - and I am being picky- (shoot me)
Then you also have this:
"All information contained herein was obtained by an examination of public records in the above named jurisdiction, and is as accurate as reasonable care can make "
I have been advised to include the phrase "Of indexed record"- since we all know that once it gets recorded, it is in the "public records" but if it is not indexed properly- it is hard to find- and you know Joe Public will page through the documents and find what is not indexed!!! Just some warnings from long time experienced abstractors lending their wisdom-
