My feeling is there is no way to charge for a 25 year search. So I tell the client that I base it off of how many owners I have to go back for pricing.Also, I have clients who actually only want you to search the current owner and supply you with a 25 year chain. So I don't actually have to search the prior owners, just copy their deeds. Make sure you clarify that with the client before you give them a price. Seems to be a new trend with the lenders lately.
