I would be tempted to treat this almost as a full (40 year in Va.) search. With that you also do not know ahead of time if you will be hit with 1 owner or 12 owners. I also separate my fee schedule for residential vs. commercial. Does this company want you to list all easements, restrictions, etc. found or is it just interested in liens? Again, you can set your fee based on their reporting requirements. PS. For as many times as I have heard that sales pitch of bidding and getting tons of work, I have never seen it transpire in 7 years.
