Be sure to include something that iindicates there could be additional fees depending on the extent of the search-ie- Prices subject to change.
The other thing about 25 yr searches is that time frame takes into account almost all current development- look at the builders, construction has boomed in the time, so most of what you would find doing a full search will be in that time frame also, so you are in essence doing a full search, just cutting it off just before any big changes would have occured.
I get some like this from time to time, and they want about the same thing- I tell them that the time limits don't really exclude much-since most of the development has occured within the last 25 years anyway,Just something to keep in mind when making your offer.( Which should be about $100 in my opinion)(but someone will think of this as a one or two owner bringdown- and, as you point out-,that is just not the case)
