I would simply call the person that placed the order and ask who the underwriter is.  I believe most have more than one that they write on so you may need to insist the person pull the fill or look it up which should be easy enough to do.

Don't the orders normally come from the title company??  I suppose on occassion you might get a lender requesting searches.  If that is the case, one can't assume the order placer would know because it is probably an "in house" title sham, I mean AfBA.  So many lenders don't even require title insurance on the seconds/equity lines anymore that there may not even be an underwriter.  It might be more difficult but you should be able to get transferred to the proper sham department and inquire until you get an appropriate answer even if that means demanding the manager of office.

You might check their websites too.  Alot of agencies will note who they write on.  I would be the crab apple that would call any and all underwriters I could find to let them know the dirt bags are refusing to pay.

oooo -  light bulb - have any of you checked into the closing protection letters???  Would that be an option to protect you???  I thought it was available to all third parties, buyers/borrowers, sellers and realtors.  I am sure it would cost you about $50.00, so, it may not be worth it but it might help you get paid because that is supposed to be honored by the underwriter if the title agent goes belly up.

GOOD LUCK!!
