I know of one title examiner who accepted this offer several years ago and I'm pretty sure he did not get paid and about two thirds of the work he did.  After he quit working for that company he found out they closed on a lot more properties than they paid him for.  He had to sue them to get his money. 

I do titles for one company that has made that deal with one of the banks, but I would not accept those terms.  Even though they send me a good amount of work because most of the loans are not closing the company I work for is not getting paid and therefore I am not getting paid.  Right now they owe me over $5000.00 and I am not expecting to see it any time soon.  I am getting ready to go back through all the titles I have done for them to verify how many closed that the bank might not have paid them for.  My advice would be to stay away from this type of situation.
