Alix,  We have run into this twice in the past two months.  In both cases, the appraiser noted that the road was private.  The client requested that we find the road agreement.  Of course we didn't find anything. Finally after several calls I told them "If the appraiser states that this is a private road, then have them find the verification you need, because as abstractors we are unable to do so."  They haven't asked me to "Look Again" and they are still sending me work.  They must have found it
