I agree wholeheartedly with you "Kara". You've hit the nail on the head. I've been in this biz for over 22 years and have survived the ups and downs. I truly feel like we maybe have 2-3 more "good" years left before we're totally taken over by off-shore $5 full searches. I've posted on here to about how these settlement and title companies have rolled the dice with their actuaries about cost and claims. They feel they'll make more on title with $5 searches than they'll eventually pay out in claims and here we are. If the online counties would just charge a minimal subscription that would bring 80% of the work back home. Lord knows the offshore companies don't want to pay any of that. It would also bring in more revenue for the counties; not that I am for increasing tax coffers...but that's a different rant. I agree we should be price gouging for document retrievals and back deed chains. On the flip side let's try and help each other out with that. Not gouging each other.
