We've got a couple of clients with that criteria.
They are charged for a full search. Period.
AND I make sure they know that even if with a 40 year search (full search by statute in Michigan) they are NOT going to get most easements which would have happened around 1920 when power/phone was moving into the area. 60 years in PA isn't going to cut it either. Same problem.
What do they think? We can just go to a book of addresses that list all the easements for a property? It's insane. NO CLUE what it takes to search for ROW/easements.
Bottom line, they've GOT to have a disclaimer in their commitment about easements within the timeframe. Just make sure you have one in yours; and no, they shouldn't have a problem paying the higher premium. A full search is a full search. You certainly can't do a 60 year search for the cost of a 1 owner, ESPECIALLY in PA. (I did oil/gas there -- it was often a nightmare.)
