Free market competition is always welcome in business as it forces us to focus and improve. As you can see from this and other posts on the topic, it is a very competitive environment.
You, like every Citizen, should have the elementary school education to read, write and perform math functions accurately. As the Grantor-Grantee Indices of Official Records are set up based upon the educational fundaments of alpha-numeric indexing, your education should more than suffice to allow you to view and critically analyze PUBLIC records.
As I remind people all the time, they can come down to the county to research their own title interests, or pay someone like me to do it for them. This is the same as mowing your lawn or paying someone to do it for you.
I would advise you to limit your liability by having everything in writing, using formal contracts with extensive disclosures, filing an LLC or similar business for liability coverage, having good insurance, and more.
Spend some time at a few county records offices investigating, researching and understanding the flaws of the systems, and how things work. Read many, many, MANY blogs and forum posts here to understand the complex issues of liability, records flaws, and more. REALLY, REALLY review and do what I just said in the last sentence, so you understand what you're getting in to.
