Eric, you said you wanted opinions on a paticular transaction and you supposedly have none or little experience in title.  Can I remind you that the Mr. Franco is a seasoned veteran in the title business and his advice is highly regarded here.  You might want to check your attitude when it comes to experience and fear.   It is not fear that prevents us from not doing these transactions, nor is it experience.  It is past experiences and the laws that govern our business that we follow.  Some agents are more willing to bend or flat our break the laws and regulations in our business, hence we are where we are today.
