I guess I would agree that fraud can enter into it sometimes, but what business

doesn't have a certain element of those that are fraudlent, including some in the

legal profession.  How about crooked (bribe taking) politicans?

I would again ask you opinion of what is a "flip".  How about a lucky person

who just happens to come into a piece of real estate as part of a will, and then

has a willing buyer the very next day,  Is that a flip, if not, why?????
