I'm with George on this and rather skeptical. 

DO YOU HAVE DISCLAIMERS ON YOUR REPORTS?  One of our disclaimers says that we do not search "circuit, probate, bankruptcy or other courts nor any records other than the records in the office of the Register of Deeds."  And part of our tax disclaimer states "Water and sewer information have not been examined.  In order to insure reliability of tax info, taxes should be verified by client prior to closing."  We had to put that last part on because of the screwy problems we run into in michigan with misinformation being given to us verbally from the various township treasurers.  If I'm going to have a client come after me, it's bound to be tax related.
