We too have been asked to do these Bringdowns/Updates from some National vendors. The most glaring fact that I haven't seen mentioned in the forum is that these companies are asking for bringdowns on work that is a year or more old. In the Pa. counties we work, most searches use 3 months as their limit on a bringdown while others, such as ourselves allow 6 months. Our concern is that if these companies make this a norm, how long will it be before a search is perpetually brought down until there is an actual sale on the property.

We have a National Vendor who uses multiple searchers in one of our counties, A colleague and I both do work for this company and cover for each other when needed. We had noticed that they were trying to get us to bringdown her old searches and they were also trying to get her to bringdown our old searches and we are both still doing work for them! Why??? Simply to beat searchers out of the difference between a bringdown and a search price. On the surface this just looks like another way for these companies to reduce the fees of searchers even more than they already have!

We will only do these if they are a new client bringing on additional work and the time frame is within 6 months, outside that we respectfully decline.
