As an abstractor, it is an impressive catch ( kudos) but likely a moot point. A Quit claim Deed gives up ANY right, title and interest that the Grantor has. The only difference is should there be a later title problem, the Grantee can't go back to the Grantor under the Doctrine of After-aquired title, which is a covenant in a WD. It may not have fulfilled the agreement, but unless there was a clause in the deed retaining some right, everything the Grantor had has been transferred.
