I would have made the client aware of the existence of the land contract (with a notation of the Warranty Deed clause) in the comments section of my abstract report where I show the Quit-Claim Deed, citing the Volume/Page # and date of record, if for no other reason than to answer the question of exactly what interest is being quit-claimed.
