I ran into an amusing situation a while back. I was performing a full title search. It took several hours to complete. During the course of the search I noticed some guy furiously paging through and  studying the prior maps and current survey for a particular parcel of land. As I completed my title search I started to talk with him.

It turned out that he had just built a multi family dwelling in town. After he completed the construction someone brought it to his attention that his neighbor had an easement on his property. About ten or fifteen feet on the new construction was resting on top of the neighbor's easement.

The surveyor had not shown nor made mention of the easement on the map. Of course the neighbor was demanding top dollar to release the easement...or in the alternative the property owner would have to demolish the portion of the dwelling encroaching on the easement.
