Getting taxes in Michigan is such a pain, Argent's statewide network of abstractors would GLADLY reduce the price by a few dollars.  Also, the only time we've come close to getting a claim against us is -- MISSED DELINQUENT TAXES.  I know the client you're referring to, and my response to them was "maybe."  They know we're a network of independents and that not everyone would go for it (although probably 90% would).  I haven't heard back from them yet.

As for making them sign an agreement, I say why bother?  At least on our write-up forms, it's obvious when no tax information is being reported.
