I don't think it is possible to do with any certainty. But, a larger sampling would help. I would ask your recorder if she can tell you how many deeds and mortgages are filed in a given month, then you would have to estimate how many of those deeds were cash sales, and quit-claims for no consideration. This would get you close, but you would have no way to tell how many searches are done for orders that fall through.
I'm sure others in your county are curious, too. You might also want to poll all of the examiners, depending on the size of your county. Compare that to the number of filings and see if there is any correlation. That might tell you if you are close in your estimate.
