Wow, that is a scary thought that companies are doing there own tax searches.  I am stunned as I have checked taxes in Michigan and Ohio only to find like George said many "windows" of time to call back because I missed em this week.  In Ohio, the treasurer has office hours so we can go to the court house M-F to check them or call as I have done that before too if something looks confusing to me and it is free here too.  :) 

Now, I am gonna assume that your clients are title companies and not the lender itself right.  If that is the case I might be apt to follow Roberts advice.  Provide it anyway with no discount as it really doesn't save the examiner anything at least here.  That way, they can't come back and try to blame you for not showing it even tho the order said not too.  Can't imagine the fights over that later.  As an examiner, which I am not, I would CYA!!!! 

How much cheaper could it be anyway George?  Are we talkin serious money or are they nickel and diming over $5.00. Either way I wouldn't do it.  Always overprovide in my book - keeps me outta trouble!!!
