I disagree with what your client is telling you. In Florida, all utilities liens must be recorded with the county and they stay with the property until it is sold or paid. They have no expiration, and on most indexes will come up as a "GOV" document. I do all Florida counties and have for the last 12 years and no that is not a law in Florida!
