She is correct.  We just did a 40 year for Bank of America because they were selling a property they had foreclosed on.  When the action was filed, whoever did their title work only requested a 2 owner.  What did we find?  Prior to the two owner, a dead guy who clearly died in 1979 and left his 1/2 to his wife by probate, SIGNED a deed WITH his wife in 1989 conveying to the next owner.  Huh?????
