When doing searches and providing taxes.  I provide all information at the county level and make a note that the current taxes are in the hands of the collector.  I give my client the telephone number to the tax collector.  I do not attempt, any longer, to get this information; as I have the same issue with the collectors.   This puts it back on the homeower to provide the paid tax receipt for their proof of current taxes being paid.  Even if a tax search was ordered, the marking of "in the hands of the collector" would be put there as well.
