I agree with Robert, I can not imagine doing a search and not checking courts. I suppose if in your area, you can be certain that ALL matters that affect the real estate are filed in one place, then you can feel safer. But it is your job to know this.
You are supplying your client with a search that they will rely on for whatever purpose. It really isn't their job to tell you how to do your job. In fact, just how many of your clients do you think even know what is involved in your job? For so many years now we have seen title practices disintegrate, newer "examiners" come into the Courthouse with a handful of jobs & are in & out before we can take our coat off. Do we really think they are doing a complete search? I am sorry to say that more & more are not. Would you feel comfortable having one of these people search your property? Worse yet they might be training others.
It is true that all counties can be different, but it is your job to know the county you are searching & where to find the items that will affect the property you are searching, regardless of whether you were specifically told to look for these items or not.
