In my opinion, it IS the title companies responsibility and she should either have specific training, or authorization from the title company to delete each item. Even a simple deed can have complications. There is also an issue with E&O insurance. Be sure she’s covered. (Minnesota is one of the states that requires training and licensing to do closings.)
