It is not just about the time it takes to do a project.  Most jobs, we don't get paid by the hour, but if we did, it  would be a lot more than minimum wage.  A large project usually involves multiples parcels, multiple chains of title. There is opportunity cost as well. That 20 hours may have been used to do simpler titles for which you will be paid sooner.  And there is the potential liability for which we all spend thousands on for E & O insurance.  I'm not running a charity and neither should you. A thousand dollar fee on a $1million dollar property represents a fraction of 1%.  If you are charging only $150 to $200 on a  commercial property you are underpaying yourself.
