just the latest example of what happens when you abandon time tested methods of searching titles to save time and money. Many searchers today have no idea why we search titles the way we do and many in and out of the business have decided that these methods are a waste of time and money. We see claims rising, searchers being sued, search companies put out of business by unqualified searchers undercutting their prices by doing half-assed work.
I remember a time when every refinance search was a full 60 year search and foreclosure searches were for a period of at least 20 years.
We got to this horrible situation by cutting corners and rushing our work.
Maybe we should all change to this new method of searching. Get in a search and deliver a one word response, "How is the title?". "Fine".
Both parties in this example deserved whatever happened to them. The client perhaps did not understand that he needed a search to protect his interests. He was ill-served by using a title company that did not advise him properly. They should have known better.
