While I agree that an abstractor should not give legal advice, I do not agree that they should never explain a search.  Sometimes, they get complicated and there is nothing wrong with helping the client understand your search.  In fact, I think it is part of the job. 

An abstractor should have no problem explaining why they showed certain encumbrances, or how the abstractor arrived at a conclusion that a partuicular individual acquired (or still has) an interest in the property.  Sometimes, it isn't always obvious.
