That is sad. They really should know better. Of course, you can accommodate them and have the legal description reviewed to make sure it is okay. But since it is signed, but not notarized or witnessed, you have actual knowledge that the document is deficient. Unfortunately, once it is witnessed and notarized after the fact, and recorded, nobody else will be able to tell.
I'm not sure what to do in this case.
