I understand what you are saying, and yes, if I was semi-retired or intended to branch out on my own as a full time independent searcher, I would definitely have to do that; I agree. But, being employed full time during normal business hours, the clerk's office is closed when I'm off work. So I'm limited to nights & weekends; hence the term moonlighting. Perhaps it's not possible, but thought I'd ask anyway. Judging by the lack of responses confirms my suspicion. It's really an either/or thing.
On a side note, when the pandemic hit, I honestly don't know how some title companies were able to stay in business. Many court houses were closed, had limited hours, and, as was the case in Central AR, you were limited to one, two-hour in person visit per week to search. How can you run a title business with those kind of restrictions without your own plant? 2020 was a record year for my company, and without our own plant, it would've been a disaster.
