Too true unfortunately.  I have done work for firms that only order titles with me that they can't  do online; which is ok if that's what they want to do.  The big question I have though is how are they doing the probate, equity, divorce checks?  Those records are absolutely not online in Massachusetts, even though the records are computerized.  I  know of a case where a person under guardianship  was brought to a closing to sign documents in a fraudulent mortgage scheme.  The company that did the title work from a very remote location had no access to probate records & thus did not know & could not report the existence of the owner's being under  guardianship  to the lender.  It was the devil's own mess to clear up since the person's actual guardian had adamantly opposed taking out the mortgages in the first place.
