I must also sadly agree with you, that this business is indeed changing and not for the better.  It is becoming a "WalMart" industry.  Yes, the small companies do highly superior work, but that is not the issue anymore.  Quantity, not quality. 

One huge problem is shipping work to countries like India to be completed online.  The work is inferior and poor quality, but extremely cheap.  Even with the title insurance companies paying more out on claims for this poor work, they are paying far less on wages than they are paying out in claims.  Their bottom line is better, more claims yes, but the savings made on wages is apparently offsetting what they pay out in claims.................so where do you think they will keep ordering their titles???  Not from us.

After 30 years of title searching, I too have returned to college at night for the sad day that we close our doors.
