I don't charge for pre-closing updates (residential only) unless there is travel involved (I don't count travel to my "home" courthouse where I do most of my work). After closing when I pick up new docs and basically re-write the whole report - I charge for that. I should probably add that I don't know any other abstractors who do this. And I only do it as a courtesy to long standing customers, and because it costs me almost nothing in time or effort.
