I also strive to clear title flaws in the chain and always request that my abstractors pull title for at least 60 years. Long gone though are the days when title clearance was the normal. Now even if I can't clear an issue the underwriters are just oh so happy to offer me a letter of indemnity thus allowing me to write a policy to the buyer. They are getting insurable title, not always marketable title.
Sad state of affairs to be sure.
