She refused? That's crazy. None of my abstractors would even consider not providing a report or listing; that would be very unprofessional. We provide detailed reports to our clients, with or without copies.
How would they know what is supposed to be in the in the search result?
If you don't, as your example shows, it may be testing yours & the abstractor's E&O.
You are all very lucky it didn't result in a claim.
Hopefully, your abstractor has learned from this critical lesson and will be more professional from now on. If not, I wouldn't risk my business on someone so reckless or lazy. (Just my 2 cents.)
