I actually hadn't read the docs until just this minute. I think this is more of a "shot across the bow" kind of thing; forcing lenders to acknowledge that documents signed by anyone named "Linda Green" are probably fraudulent. I don't think that John O'Brien's intent is to require affidavits for all discharge/assignment docs; just for the ones that might very well be forgeries. It's not as if Registers of Deeds & their staff don't know what's going on in the outside world. Now that everyone's on notice about Linda Green et als the Registers really need to be somewhat proactive about this issue. I have to say I also really enjoyed reading the supporting affidavit to be completed by the lenders' attorney.
